Lease Transfer Instruction

A lease transfer means that the new tenant takes over the existing lease, including all keys, the condition report from the move-in inspection, and the bond. There will be no new lease agreement; the only change is the tenant’s name. During the handover, the new and existing tenants must compare the condition report, and any discrepancies must be resolved between the tenants. The current tenant should inform the new tenant about property use and maintenance. The new tenant must return all keys and clean the property to its original condition at the end of the lease. If there are major issues, please contact the property manager.

A fee of $180 is required from the tenant to formally complete the lease transfer. The lease transfer process involves the following steps:

  1. The current tenant must notify the property manager at least one month in advance of their intent to vacate due to personal reasons and must find a new tenant, providing their contact details to the property manager.
  2. The new tenant must complete the attached application form and provide the necessary documents, which include but are not limited to:
    • Passport, and if the tenant has an Australian driver’s license or Medicare card, those should be provided as well.
    • Bank statement to show sufficient funds to cover the rent.
    • Visa information.
    • If the tenant is a student, please provide a Confirmation of Enrolment (COE) and a parental guarantee form (available for download in the attachment).
    • If there is an Australian rental history, please provide the address, the property manager’s email, and phone number.
    • Information about pets, if any, including photos.
    • Any other documents you consider helpful.
  3. Once the new tenant submits all the required documents, we will seek approval from the landlord.
  4. After the landlord approves, the tenant must follow the payment instructions to pay the $180 lease transfer fee and provide the payment receipt to the property manager.
  5. The property manager will send the transfer agreement and update the bond registration with the RTBA.
  6. Once the tenant completes the lease signing and confirms the bond registration update, the lease transfer is officially completed.

Afterward, the new tenant may need to arrange utilities such as water, electricity, and internet connections. If assistance is needed, please ask the previous tenant or the property manager.

If you are only moving out and leaving your roommate to continue paying the rent, we will remove your name from the lease and update the bond registration after receiving written confirmation from both parties.
